Special Notes:

Bonfils and Charlie Propernick wanted the advantages of a fully adhered and reflective roofing system. They were concerned, however, about the potential disruption of their business from fumes associated with the bonding adhesive necessary to glue the roofing system down. Turner Morris and GenFlex teamed up to provide an innovative solution by using the GenFlex Peel and Stick White TPO system. Fumes were not an issue at all. The system went down clean and fast and the white reflective roof will be saving on cooling costs for years to come.

Special Notes:

Water dripping on your cocktail party is certainly no fun, especially at the Purple Martini, a trendy cocktail bar on the 16th Street Mall. After many unsuccessful attempts by other contractors to fix the problem, Frank Whitney, chief engineer at the Tabor Center, called on Turner Morris. We knew the only way to fix the problem was to go all the way down to the steel gutter and start over, including removing a portion of the highly visible standing seam panels. The challenge included standing in a two foot wide gutter, 50 feet in the air at the bottom of a steep metal roof, suspended over Lawrence Street and the 16th Street Mall. Traffic control, pedestrian safety, worker safety, and considerable roofing skill were all needed to make this a successful project. A “dry” Purple Martini can once again be enjoyed!

Special Notes:

At 120 feet in the air in a downtown urban environment, a complete roof removal can be a big, big challenge. Especially during the winter! Turner Morris, however, was not new to this game. A specially designed trash chute was erected which could handle the loads and the winds to safely remove debris from the roof. A tapered isocyanurate insulation system was installed to provide positive drainage to what once had been a small lake! The foam board also brought the roofing system up to current energy code. A super dense cover board was installed over the foam to provide protection from foot traffic and resistance to hail impact. The FiberTite 60 mil White Energy Star sheet was then fully adhered to the substrate to provide an energy efficient and watertight envelope. New custom bent coping metal and color contrasted traffic pads finished off the project.

We began our relationship with John Romero and Regency Centers in the mid-1990’s. John needed someone he could really rely on to give him accurate information about the condition of the roofs on his growing portfolio of retail properties.
